The Dominican capital, particularly areas such as Piantini, Naco and Bella Vista, concentrates residential rental demand from professionals, executives and upper-middle-class Dominican families. It is a more stable, less seasonal market than tourism, with good transport links, services and sustained growth in prices per square metre in recent years.
It is an attractive area for those seeking recurring rental income all year round, rather than a personal holiday home.
Juan Dolio: beach living close to the capital
Less than an hour from Santo Domingo, Juan Dolio combines seaside living with proximity to the capital. It attracts both Dominican buyers looking for a second home and foreign investors interested in weekend holiday rentals, without Punta Cana's tourism intensity or prices.
Las Terrenas and the Samaná coast: growth and nature
Las Terrenas, on the Samaná peninsula, has been one of the country's fastest-growing tourist areas in recent years, with beaches such as Playa Cosón among the most highly regarded. It combines a quieter, less crowded atmosphere than Punta Cana with strong international holiday rental demand, particularly from European visitors.
For an investor seeking capital appreciation potential in an area still developing, Samaná is currently one of the country's most interesting regions.
Cap Cana: the premium segment
Cap Cana represents the most exclusive segment of the Dominican market, with golf courses, marinas and high-end residential communities. Entry prices are higher than elsewhere in the country, but so are luxury rental demand and the strength of the area's historical capital appreciation.
